Looks like all those quarantine renovations and deep cleaning days are paying off, Arvada! On August 3rd, 2020, Arvada City Council motioned to legalize Short Term Rentals (STR’s) – rentals for 30 days or less. This includes AirBnB, VRBO, and other popular short term rental sites. The new ordinance takes effect at the end of October 2020!
The city has been working to update its codes in order to include and regulate STRs. Although the council voted (3-3) against legalizing and regulating STRs in the fall of 2019, this year proves to be different.
According to the new code:
- Individuals must obtain a license from the city in order to operate an STR.
- One individual can operate up to 3 STRs in the city of Arvada at any given time
- A single property can be used as an STR for up to 240 nights of the year.
Though both sides of the council put forth meritable arguments, in a 6-1 decision Short Term Rentals were legalized. Councilwoman Nancy Ford, concerned of noise disputes and other disturbances, motioned to require STR owners to give renters a city-provided pamphlet, outlining how short-term renters can comply with the city codes. Included might be requirements related to noise, parking and other relevant topics. This was added to the ordinance and approved by the council.
Councilman John Marriott had this to say, in favor of the change:
“This is already going on and has been going on in our community for a long time, and it’s completely unregulated. There (is) no licensing, no tax being collected, no penalties. This, I believe, brings into compliance an existing situation that clearly there is a market for.”
