Denver Real Estate Is Springing to Life!

March brought a fresh burst of energy to the Denver housing market! Sellers came out strong, with over 6,500 new listings—that’s up 30% from last year—and 10,376 homes on the market overall. Buyers had way more to choose from compared to the tight winter months, and they definitely took notice.


In fact, 4,700 homes went under contract, a solid 16% jump from last March. Buyers seem more confident and are taking a bit more time to find their perfect match—homes spent a median of 19 days on the market, giving everyone a little breathing room.


And prices? Still holding steady. The median closing price was $595,000, unchanged from last year, which is a sign of stability even with all the activity.


Compared to February, March really picked up steam:

  • New listings jumped 32%
  • Homes under contract surged 43%
  • Closings were up 32%
  • And homes sold 14 days faster on average

All signs are pointing toward a strong and active spring market!


On the rental side of things:

Renters had more choices too, with 413 new rental listings—a 21% increase from last year—and 563 properties actively available. Rents dipped just a bit (down 2% from last March), so it’s a good time to keep an eye out if you’re on the hunt.
